We think ahead, so that today you can decide what will matter tomorrow.
AKTIMMO is an owner-managed real estate boutique in Zurich. We develop properties strategically for private individuals, family offices, communities of heirs and investment foundations, combining entrepreneurial thinking and foresight with an architect’s eye for the building fabric.
Reaching the goal together.
Where does your property stand today, and where will it stand tomorrow? Every building has its own life cycle. A sound analysis of building fabric, operations and income provides the basis for aligning investment horizons and return targets with foresight. This is how we make the true value of your portfolio transparent and reliably manageable.

On site
Nothing replaces an inspection on site. It gives us a complete picture of the current condition.
In the market
We gather the quantitative parameters and determine rents, management costs and market value.
With foresight
One fact sheet per property. The investment required over the next ten years brings clarity for the future.
One strategy. One point of contact.
Every property passes through the same phases, again and again. The people involved change with each phase. For the owners, AKTIMMO remains the same point of contact throughout the cycle.
Strategic planning
Our servicesMaking blind spots visible.
Our reporting is more than an annual statement. It links the figures from property management with what we see during the inspection on site, places both in the context of the market and ends with a clear recommendation. A review of the past becomes a tool for planning the next ten to fifteen years.

The key findings and upcoming decisions on a single page.
Market and environment
Economy, interest rates, rental market and new regulations, applied to your properties, such as the abolition of the imputed rental value.
Annual accounts
Balance sheet and income statement, consolidated and per property, with prior-year comparison and the contribution of each property.
Property management
Letting, rent roll, collections, maintenance, insurance and financing per property, documented and commented.
Ten-year plan for CAPEX and OPEX

Outlook and strategy
What needs to be decided in the coming years, with recommendation and timing.

Issues we encounter in portfolios again and again. They often go unnoticed in day-to-day business, yet they determine the value and return of a property.
Valuation and investment needs
Market values that assume a better condition than the property is in, and investments that appear in no plan.
Warranties
Guarantee and warranty periods that expire unused although the defects are known.
Maintenance backlog
High cash flow margins that conceal deferred maintenance.
Return on renovation
Apartment renovations that only pay off once cost targets are set and value-preserving investments are separated from value-enhancing ones.
Rent and cost potential
Rents below market level and management fees above the benchmark.
Tax and financing
Windows for tax-effective investment and for hedging variable-rate mortgages.
Master data, condition by building component group, income, target and actual rents, ten-year plan, defects and warranties. All dossiers follow the same structure and can be compared directly.

It all starts with the portfolio screening.

How does portfolio management differ from property management?
Property management looks after the individual property day to day: tenants, maintenance, accounting. Portfolio management decides on the portfolio as a whole: what is held, renovated or sold, and in which order.
Does AKTIMMO replace the property manager?
No. Day-to-day management stays with the property manager. We define what they should deliver and check that they do.
Why an architect?
The largest sums in an existing portfolio go into the building fabric. Those who understand components, construction costs and building processes plan investments more realistically.
How is AKTIMMO remunerated?
The screening at a fixed price, the mandate on a time basis with a cost ceiling or as an annual base fee, always paid directly by the owners.
